Property Shell vs Propertybase
Property Shell is a CRM for selling new developments. It takes a sale from the first enquiry through stock, deal terms and deposits to settlement. Propertybase is a real estate CRM built on Salesforce, owned by Lone Wolf Technologies and sold to real estate agencies, agents and teams. Its product page centres on leads, listings, transactions, e-signature and commissions.

Property Shell and Propertybase, at a glance
The names are similar, but the two are separate companies with separate products. Property Shell is built for property developers and project marketers selling off the plan. Its team, with members in Canada and the US, trains your people and stays with you from launch to the last units.
Checked against propertyshell.com and Propertybase's pages on lwolf.com in October 2026. "Not listed" means the vendor's product page does not mention it.
Where Property Shell differs

Lead scoring your team can tune
Property Shell weighs up to 50 lead metrics, from calls and emails to meetings and last contact, and you choose how much each one counts. Enquiries from your website, landing pages and Meta lead ads are followed up by email, SMS or WhatsApp. Propertybase scores leads with Salesforce's Agentforce AI and matches them to listings.
Sales optimisation →Projects, lots and purchasers on one record
In Property Shell, every project holds its lots or apartments, and each purchaser record carries the lot, the deal terms and dates, the deposits and the settlement date. Sales and finance work from that one record. Propertybase presents its CRM around agents, listings and a deal pipeline that ends at commission payout. Its help centre shows that projects, buildings and units can be set up, but its product page does not present them.
Stock and deal terms next to the purchaser
Each lot or apartment in Property Shell shows its price, status, specs, purchaser and settlement risk on one screen. Prices and availability change instantly, and you can allocate stock to channel agents and sales groups. Deal terms and key dates sit on the same record, and those dates trigger the purchaser's next steps.
Support from people who know project sales
Property Shell is focused on one job: the CRM that runs project sales. Training and implementation are done by people who know project sales, and the same team stays with you from launch through to the final 10 to 15% of lots.
Settlement risk you can see early
Every transaction in Property Shell gets a settlement risk score, and purchaser and valuation inspections are booked with automatic reminders. After settlement, defects are logged with photos through the defects period.

A site map and a channel agent portal in the same system
In the display suite and on your project website, Property Shell's interactive map shows live availability for each lot or apartment, with access set by role. SeeShell, an optional add-on, gives channel agents their own login to browse your projects and reserve lots, and every reservation lands in the CRM. Neither feature is listed on Propertybase's product page.
Interactive mapping →Propertybase runs natively on Salesforce, with Salesforce Flow, Agentforce AI and more than 4,000 apps on Salesforce AgentExchange.
Propertybase lists customers in more than 60 countries and supports multi-office and multi-territory structures.
Lone Wolf Authentisign is built into Propertybase, so offers are sent, signed and tracked in one place. Property Shell tracks deal terms and dates in the CRM.
Pricing and implementation
Property Shell prices each customer individually, per user or per project, based on the plan, the modules you need and the size of your projects. Billing is monthly with no setup fees. The four tiers and their features are on the pricing page. Implementation typically takes 3 to 4 weeks, and you can roll out one module or one project at a time.
Propertybase lists a starting price of US$89 per user per month, billed annually, with the Salesforce licence included (checked October 2026). Its website does not list plans, minimum user numbers or an implementation timeline, and it sells through a demo. Prices for either product can change, so check current pricing with each vendor.
